Building Process

  • Paperwork

    You can select a new home that is under construction or you can choose to build your new home from the ground up by selecting your homesite and your plan. After you meet with your new home sales professional, the purchase agreement will be submitted for approval and signatures. Contact your lending professional to secure your preapproval and good faith estimate. This will begin the mortgage process.

  • Creation

    The Estimating and Drafting Departments will begin their work in drawing your plans and getting your planbook ready for release to your building superintendent to begin construction. During this time, you will meet with your designer at the Design Studio to make your interior and exterior selections. You will also be meeting with our technology specialist for your sound, image and security selections. All paperwork must be completed and approved prior to the release of your planbook.

  • Preparation

    Approximately 60 days prior to the completion of your new home, you will need to:

    • Obtain final approval on your mortgage financing. This will ensure a smooth transition and closing on your new home
    • Contact your homeowners insurance company to have an insurance policy in place the day of closing.
    • Contact the utility companies to have electricity, gas, and water transferred into your name the day of closing.
    • Funds for closing need to be certified funds in the form of a cashiers check.
  • Construction

    When your plan book is released, you will meet with your new home sales professional and building superintendent in your community before the construction of your new home begins. Together you will review your selections, review your home plans and the building process. The building process typically follows this schedule:

    1. Homesite Preparation
    2. Foundation
    3. Framing
    4. Rough-ins (HVAC, plumbing, electrical)
    5. Insulation Installed
    6. Drywall Installation and Finishing
    7. Interior Paint
    8. Cabinetry & Countertops
    9. Plumbing & Lighting
    10. Flooring Installed
    11. Quality Assurance Check
    12. Homeowner Orientation
  • Closing

    Once your home is complete, you will meet with your building superintendent for new home orientation. This is your time to familiarize yourself with your new home and all of its components. Your superintendent will also review the warranty process and you will receive contact information for post-closing assistance.

What is considered a cosmetic repair?

Cosmetic repairs include nicks, cuts, scratches, dents, paint or drywall imperfections, cracked or broken glass, or other damage to items in the home. Please check the home thoroughly prior to closing to ensure that all items are corrected to your satisfaction prior to closing.

Will I be notified of my post closing warranty checks?

It is the responsibility of the homeowner to notify us in writing of any warrantable concerns. We must receive written notification of any service items prior to the elapsing of the one year anniversary of the closing of the home. Please review the Residential Warranty Booklet to check if an item is covered. After receiving notification, we will schedule a walk through to identify the items that would fall under the warranty. These items would be repaired.

Are there any items that I as a homeowner need to maintain?

No home is maintenance free. As a homeowner, certain items considered to be regular maintenance include lawn watering and upkeep, caulking

Why is the caulking cracking?

Caulking will shrink and crack as a new home settles, expands and contracts with temperature and humidity changes. In areas that are exposed to water, especially kitchen and baths, it is a homeowner maintenance item to monitor and immediately replace any cracked or missing caulking to prevent any damage.

Does concrete crack?

Concrete is exposed to freeze/thaw cycles throughout the year. This can cause minor cracking. Concrete material is not bendable or flexible and as the ground beneath it expands and contracts, the concrete cannot always move with it. Control joints have been installed in an attempt to isolate potential cracking but it cannot be guaranteed that the concrete will not crack outside the joints. Do not allow moving vans or commercial vehicles to park on the driveway. Park away from the edges until the concrete has had ample time to cure.

Is it normal to experience leaks under severe weather conditions?

Severe weather conditions such as high winds, lightening, ice, blowing rain, heavy snow or flash floods can cause leaking. High winds and blowing rain can force water to enter through soffit vents, roofing material, doors, or windows. Ice can freeze on the roof causing water to back up under the shingles. Consult your home insurance policy for coverage for any damage sustained as a result of severe weather.

Why do I have cracks in my drywall?

Hairline cracking in drywall is considered normal as the home settles and breaths. We will complete drywall repairs one time during the first year. After this one time repair, drywall repair is a homeowner maintenance item.
